Bushfire Attack Level (BAL) Assessments
A BAL measures a building’s potential exposure to bushfires. It is used to establish construction requirements, to help improve protection of the building from bushfires.
A BAL assessment classifies land into six categories based on a combination of the vegetation type, the slope of the land and the proposed building’s distance from vegetation.
Hazard Assessments
A bushfire hazard assessment verifies the extent of hazardous vegetation and extent and nature of the bushfire hazard area. Such assessments are undertaken using the methodology set out in the Council’s Planning Scheme Policy, or where applicable, State Planning Policy.
Bushfire Management Plans
Bushfire management plans outline the mitigation strategies to be implemented for a development or site to reduce the risk of bushfire to an acceptable level. Bushfire management plans are sometimes requested by Council as part of a material change of use or development application.
Pre-purchase and Preliminary Bushfire Threat Assessment/Consultation
If you are purchasing a property that contains a mapped bushfire prone area, we can conduct an initial assessment and consultation to advise of the possible implications for your proposed house or development site.
Bushfire Mapping
A property or site may be mapped as bushfire prone land, either from State Planning Policy or local Council mapping, this may trigger an assessment against the Council’s bushfire overlay code.
